The closest southern market, so the short trips still work
Anna is roughly 15 minutes south of Triple C on US-75, and has been one of the fastest-growing cities in the country by percentage. The residential boom there pulls in HVAC, plumbing, electrical, concrete, and landscaping operators who need a shop with an office. And Anna-proper has almost no flex inventory to offer them.
Serving Anna’s rooftops from a finished 1,950 SF office-warehouse 15 minutes up the highway is far easier than chasing scarce, pricier space inside the city limits. You get bay doors, a climate-controlled office, and a bathroom with shower at Triple C, then run US-75 straight down to the job.
At 11 miles, Anna is the closest of the southern Collin County cities to the park. And that distance is the whole argument. For a trade making two or three trips a day between a job site and the shop for materials or a different tool, a 15-minute run is workable. At 25 or 30 minutes the same trip stops happening, and crews start improvising or standing around. If most of your work is in Anna, this is the shortest leash in the corridor.
Anna’s growth has been overwhelmingly residential, and it has come fast. That produces a specific pattern of demand: production homebuilding and the long tail of trades that follow it: foundations and concrete, framing, roofing, HVAC, plumbing, electrical, fencing, irrigation, landscaping, garage doors, flooring, and the punch-out and warranty work that continues long after a subdivision is finished.
What Anna has not built is commercial and industrial space for those trades. Growth of this kind arrives as rooftops and retail first. Small bay flex with 14-foot doors, if it comes at all, comes years later. The practical result is that trades working Anna daily often have no shop option inside the city at all, and end up operating from a home driveway, a storage unit, or space much further south.
Basing 11 miles north solves it without a long drive. The multi-trip day still works, materials and equipment live behind a secured door, and there is an office for the estimating and paperwork side. For a business transitioning out of a residential driveway, this is often the closest viable step up.

Triple C Business Park is about 11 miles and 15 minutes north on US-75 at 14596 US Highway 75 in Van Alstyne. Anna itself has very little small-bay flex inventory, so the corridor is generally where trades working Anna end up basing.
Yes, and that is the main reason Anna-focused trades choose this location. A 15-minute run makes a mid-day return for materials or a different tool practical, which is where longer commutes quietly cost you working hours.
Yes. The lot is paved with room for crew vehicles and trailers, and the 14-foot bay door lets you stage and load inside rather than in the weather. Talk to leasing about your specific vehicle count and start times.
It is the most common move we see. You get a 14-foot door, climate control, a private office, and a full bathroom with a shower for a single monthly cost. And the neighbours stop being part of your business plan.
