Appearance work has a space problem that mechanical work does not. The bay has to be clean and the temperature has to be steady, because film, vinyl and coatings all behave differently when it is 100 degrees in a metal building. And the front has to look like somewhere a customer is comfortable handing over a nice vehicle. Most space solves one of those and ignores the other. This gives you a conditioned bay behind a fourteen foot door and a finished office with a bathroom at the front.

One thing to be straight about up front. This park does not lease to mechanical repair, and that includes automotive, marine, RV and powersports service. Sales, display, storage and appearance work are all fine. A golf cart or ATV dealer is welcome. A repair bay is not. If you are doing tint, wrap, PPF, detail, coatings or interiors, you are exactly who this suits.

Is the work area air conditioned?

Yes, both halves. For tint, wrap, PPF, coatings and upholstery a conditioned bay cuts down re dos more than anything else you can control.

Will a lifted truck, boat, or side-by-side fit through the door?

Fourteen feet clears lifted trucks, most boats and small RVs on trailers, and powersports units. Bring the biggest thing you deal with when you come out and we will measure it.

Can I install equipment in the bay?

Talk to us before you plan anything anchored. There is clearance overhead and the floors are industrial concrete, but anything bolted down, any electrical work and anything cut into the slab has to be approved as part of the lease. We would rather tell you straight than guess.

Can I do mechanical repair here?

No. We do not lease for mechanical repair of any kind, and that covers automotive, marine, RV and powersports service. Sales, display, storage and appearance work are all fine, so a golf cart or ATV dealer works here while a repair bay does not. Spray finishing and bulk flammable storage are also out.

So what automotive work is allowed?

Appearance and interior work. Tint, paint protection film, vinyl wrap, detail and ceramic coating, upholstery and trim, accessory and audio installs, plus vehicle sales, display and storage. If you are not sure which side of the line your operation falls on, call and describe what you actually do day to day.

Is there parking for customer vehicles?

Yes. The lot is paved with room for customer cars, work vehicles and trailers, plus space to stage anything waiting on you.

Can customers find and get to the shop easily?

The park is on the US-75 frontage at 14596 US Highway 75, with its own access off Redden Rd. People can see it from the highway and they are not hunting through side streets to find you.

What about floor drains, compressed air or three phase power?

We are not going to guess at that in writing. Tell us what you need and we will confirm what the building already has and what would have to be added.
